We have extensive experience in single family, multi-family, mixed-use, and vacant land appraisals throughout southeastern Pennsylvania. We understand that Geographical Competency is one of the most important elements of the appraisal process and have limited our service area to only Chester, Delaware, Philadelphia, and some parts of Southern Montgomery County. Our firm can handle complex assignments (1-4 residential units). What is a Certified Residential Appraiser?

A Certified Residential Appraiser is a license issued by each state to individuals that have completed required coursework and have demonstrated competence under the supervision of an experienced appraiser in the valuation of residential properties. The appraiser has passed an extensive state-board examination and must submit qualifying appraisal reports to their state board agency to receive this license.  

What is USPAP?

The Uniform Standards of Professional Appraisal Practice (USPAP) is the generally recognized ethical and performance standards for the appraisal profession in the United States.  USPAP was adopted by Congress in 1989, and contains standards for all types of appraisal services, including real estate, personal property, business, and mass appraisal.  Compliance is required for all appraisal reports conducted by state-certified appraisers. 

What Areas do you Serve?

We cover the counties of Chester, Delaware, Montgomery, and Philadelphia. Please note that we have limited our service area to only some parts of southern Montgomery County. Please contact us if you have any questions about our coverage in your area.

What are Typical Turnaround Times for a Completed Report?

The best way to understand current turn-around time for your appraisal request is to submit a pricing request. In our efforts to provide quality services with the quickest turn-around times available, we require a signed contract for services before finalizing the estimated delivery date of the appraisal. Please allow up to 10-14 business days to complete your appraisal report. Complex assignments and mitigating factors may require additional research and time to complete; the appraiser will notify the client at the time these issues arise. We do offer expedited service for an additional fee.

Payment is due prior to services rendered. Once you review and sign your contract, please submit payment promptly to prevent any appraisal delays.

What is an Appraisal Inspection?

A physical inspection of your real estate may be required to develop a credible opinion of value. The process is typically 30-45 minutes and will require pictures of all exterior and interior features. The appraiser will also need to measure your Gross Living Area.

What is Gross Living Area?

GLA or gross living area, is the finished livable space above ground in a residential property. Gross living area (GLA) is not the same as total living area (TLA.) Total living area typically includes any finished basement space or possibly an accessory dwelling unit. There is a general rule of thumb, that if any portion of the finished space is below-grade the entire area is considered below grade. It is important to note that gross living area and total living area are kept separate in most appraisal assignments.

What is the difference between an Appraisal Report and a Home Inspection?

This appraisal report is not a home inspection and should not be relied on to disclose faults, defects, or property condition problems present at the subject property. The appraiser is not a home inspector. A formal home inspection for the subject property is not being provided to the appraiser. The appraiser does not guarantee or imply that the property is free from defects. A professional home inspection is recommended on all property purchase transactions. The purpose of an Appraisal Report is to develop a credible opinion of value.

What is an FHA Appraisal?

FHA mortgage appraisals are more rigorous than standard home appraisals. An FHA loan is a government-backed mortgage insured by the Federal Housing Administration. FHA loans require lower minimum credit scores and down payments than many conventional loans, which make this loan product popular with first-time homebuyers. FHA has its own panel of certified appraisers that adhere to a longer, more detailed list of minimum property standards. Any health, safety, or cosmetic deficiencies noted in an FHA Appraisal Report must be corrected prior to funding of an FHA loan.

What is an Appraisal Contingency?

A contingency is a condition that needs to be met before an offer can proceed. In other words, it’s kind of like a safety net. Therefore, an appraisal contingency means that if your home doesn’t appraise for the amount you’ve agreed to pay, you can walk away from the deal with your deposit.
